How it works
What this tool does.
Form 12BB is now Form 124. Fill the official Form 124 for tax year 2026-27 onwards, or Form 12BB for FY 2025-26, with a live preview and a print or PDF option. Free, and nothing is uploaded.
Form 12BB has been renamed. From tax year 2026-27 the statement an employee gives the employer to claim HRA, leave travel, home loan interest and other deductions is Form No. 124, under section 392(5)(b) of the Income-tax Act, 2025 and rule 205 of the Income-tax Rules, 2026. Pick the year, enter your details, each landlord (name, address, PAN, Aadhaar, relationship and rent), your leave travel claim, each lender and the interest, and your Chapter VIII deductions. The preview follows the row order and wording of the official form, with the declaration and notes. The tool adds up the rent and warns you when the landlord PAN is needed. For FY 2025-26 claims it fills the old Form 12BB under rule 26C of the 1962 rules instead. Print it or save it as a PDF and give it to your employer with your proofs.

Form 124 Generator (old Form 12BB) formula
Landlord PAN needed when total rent paid in the tax year > ₹1,00,000 (Note 3, Form 124). Section 123 claims are allowed up to ₹1,50,000 in total.
Worked example
Priya pays her father ₹18,000 a month as rent for tax year 2026-27 and pays ₹1,20,000 in LIC premium and ₹50,000 in PPF.
- Total rent = ₹18,000 × 12 = ₹2,16,000
- ₹2,16,000 is more than ₹1,00,000, so her father’s PAN must be given in row 1(iii)
- Row 1(v), relationship with the landlord: Father
- Section 123 total = ₹1,20,000 + ₹50,000 = ₹1,70,000, above the ₹1,50,000 limit
Priya fills Form 124 with her father’s PAN and the relationship, lists both Section 123 items, and expects only ₹1,50,000 of them to be allowed.

What is Form 124 in income tax?
Form 124 is the statement an employee gives the employer with claims such as HRA, leave travel, home loan interest and deductions, so that TDS on salary is worked out correctly. It is under section 392(5)(b) of the Income-tax Act, 2025 read with rule 205 of the Income-tax Rules, 2026. It replaced Form 12BB.
Is Form 12BB still used?
Only for FY 2025-26 and earlier. Form 12BB was under rule 26C of the Income-tax Rules, 1962 and section 192 of the Income-tax Act, 1961. The Income-tax Act, 2025 came into force on 1 April 2026, so from tax year 2026-27 you give your employer Form 124.
When do I have to give my landlord’s PAN?
When the total rent you pay in the tax year is more than ₹1,00,000 (Note 3 of Form 124). The Income Tax Department’s FAQ says the landlord’s Aadhaar is not mandatory unless your employer asks for it. Form 124 also asks for your relationship with the landlord, if any.
Do I upload Form 124 on the income tax portal?
No. You give it to your employer, on paper or electronically. It does not have to be uploaded on the income tax portal.
What documents go with Form 124?
Note 4 of the form lists the annexures: A-1 house rent agreement, A-2 documents for the leave travel claim, A-3 loan agreement, and A-4 documents for deductions under Chapter VIII-A and B of the Act.
What happens if I do not submit Form 124?
Your employer will deduct TDS on your salary without giving you the benefit of any deduction or exemption. You do not need the form for the standard deduction, which is allowed in every case.
