Good to know

  • DSCR shows how many times the cash a business earns covers the loan instalments (interest plus principal) falling due.
  • Depreciation is added back because it is a cost that does not go out in cash. Interest is added back because it is the money being serviced.
  • Banks look at the yearly DSCR and the average over the loan. A year below 1.0 means profits alone do not cover that year’s repayment.
  • Use projected figures for a new loan. Include every term loan being repaid, not just the new one.

Available = profit after tax + depreciation + interest on term loans. Debt service = interest on term loans + principal repaid.

Estimate only. Banks differ in what they add back (for example other non-cash charges) and in the DSCR they ask for, which depends on the scheme, the sector and the loan. Confirm the method and the figure with your lender.

How it works

What this tool does.

Calculate the Debt Service Coverage Ratio for each year of a term loan and the average DSCR over the loan, from profit after tax, depreciation, interest and principal repayments, as banks compute it in a project report.

Set the number of years of the loan, then enter for each year the profit after tax, depreciation, interest on term loans and principal repaid. Use projected figures for a new loan. The calculator adds back depreciation and interest to the profit to get the cash available for debt service, divides it by the year’s interest and principal, and shows each year’s DSCR, the lowest year and the average DSCR over the loan (total cash available ÷ total debt service). Set the comfort level your bank asks for, and years below it are flagged.

DSCR Calculator formula

DSCR for a year = (profit after tax + depreciation + interest on term loans) ÷ (interest on term loans + principal repaid in the year). Average DSCR = total of (profit after tax + depreciation + interest) over the loan period ÷ total of (interest + principal) over the same period.

Worked example

A Ludhiana auto-parts maker plans a ₹50 lakh term loan at 10% for 5 years, repaying ₹10 lakh of principal a year. Projected profit after tax is ₹8 lakh, ₹9.5 lakh, ₹11 lakh, ₹12 lakh and ₹13 lakh; depreciation ₹6 lakh, ₹5.5 lakh, ₹5 lakh, ₹4.5 lakh and ₹4 lakh; interest ₹5 lakh, ₹4 lakh, ₹3 lakh, ₹2 lakh and ₹1 lakh.

  1. Year 1: (8 + 6 + 5) ÷ (5 + 10) = 19 ÷ 15 = 1.27
  2. Year 2: (9.5 + 5.5 + 4) ÷ (4 + 10) = 19 ÷ 14 = 1.36
  3. Year 3: (11 + 5 + 3) ÷ (3 + 10) = 19 ÷ 13 = 1.46
  4. Year 4: (12 + 4.5 + 2) ÷ (2 + 10) = 18.5 ÷ 12 = 1.54
  5. Year 5: (13 + 4 + 1) ÷ (1 + 10) = 18 ÷ 11 = 1.64
  6. Average DSCR = (19 + 19 + 19 + 18.5 + 18) ÷ (15 + 14 + 13 + 12 + 11) = 93.5 ÷ 65 = 1.44

Average DSCR is 1.44 and the lowest year is 1.27 (year 1). Every year covers its instalments, and the average is above the 1.25 that some bank schemes ask for.

How do banks calculate DSCR?

For each year, (profit after tax + depreciation + interest on term loans) ÷ (interest on term loans + principal repaid). The RBI defined it on the same lines in its September 2020 resolution framework: net cash accruals plus interest and finance charges, divided by the current portion of long-term debt plus interest and finance charges.

What is a good DSCR for a bank loan?

There is no single figure; it depends on the bank, the scheme and the sector. Many banks look for an average DSCR of about 1.25 or more for MSME term loans. For example, Central Bank of India asks for an average DSCR of at least 1.25 in its cold storage and warehouse cluster scheme, and SBI’s Surya Shakti solar finance asks for an average gross DSCR of at least 1.20 across all term loans. Ask your bank for the figure it uses.

What is average DSCR?

The DSCR over the whole loan period: the total of profit after tax, depreciation and interest for all the years, divided by the total interest and principal for the same years. It is not the simple average of the yearly ratios, though the two are usually close. The RBI’s 2020 framework calls it ADSCR.

Why are depreciation and interest added back?

Depreciation is a cost in the profit and loss account but no cash goes out for it, so it is added back to show the cash the business generates. Interest is added back because it is part of the debt service being covered; it appears on both sides of the ratio.

What does a DSCR below 1 mean?

In that year the cash the business earns does not cover the interest and principal falling due, so the shortfall has to come from elsewhere. In its 2020 resolution framework the RBI set a floor of 1.0 for the yearly DSCR and 1.2 for the average DSCR in most sectors. A longer tenure, a moratorium or a smaller loan raises the ratio.

Should interest on working capital loans be included?

This calculator follows the common bank format, which counts interest on term loans. The RBI’s 2020 framework used all interest and finance charges, which would include working capital interest on both sides of the ratio. Check which version your bank uses and enter the interest to match.
